Full Service Property Management Package
- Free market analysis upon meeting to determine approximate rent amount.
- Create and place “For Rent” signs to advertise where applicable.
- Create personalized, digital marketing materials for online advertising (narrated HD video tours, quality HD pictures, engaging text).
- Post rental property listings on Kijiji, Facebook, LinkedIn, Twitter and YouTube.
- Post rental property listings on chrisryan.ca.
- Screen tenants including background and reference checks.
- Complete Nova Scotia lease documentation.
- Ensure collection of monthly rent.
- Deposit of monthly rent directly into landlord’s bank account.
- Issuance of monthly landlord property management invoices.
- Issuance of receipts to tenants as required.
- Move-in inspection report completed prior to lease commencement.
- Copy of move-in inspection report is provided to both landlord and tenant.
- End of lease inspection report completed once tenant has vacated the property.
- Copy of end of lease inspection report is provided to both landlord and tenant.
- Annual visual inspection of property.
- Available 24/7 for tenant emergencies.
- Prompt response to tenant issues (repairs or service).
- Access to Chris’ network of vetted contractors (preferred rates).
- Ensure that the terms of NS Residential Tenancies Act and regulations are met.
- Respond to and handle NS Residential Tenancies Act issues that arise.
- Perform and arrange repairs as required at the direction of the landlord.
- Advertise and secure new tenants in the event of vacancy.
- Use of Nova Scotia Government approved documentation.
- Lease documents are signed via DocuSign for quick completion of legal paperwork.
- Other remaining duties as requested by the landlord.
