Steps for Selling

Chris will take the stress out of your home sale, sell it quickly and for top dollar.

Step 1

Know your current home finances.

Contact your mortgage lender to determine if there will be a mortgage penalty if you sell.

Step 2

Call Chris!

Market conditions constantly change in real estate. Chris has insights into key selling features for your neighborhood.  He is a Halifax area expert and is here to advise you on how to get top dollar for your home.

Step 3

Price your home.

Chris will complete a statistical market analysis to suggest a list price for your home, explain his rationale, and help you make an informed decision. He will also suggest improvements and updates to increase your home’s value.  With Chris’ guidance, you choose your real estate commission.

Step 4

If applicable, decide whether you will buy first or sell first.

This choice depends on your financial strategies and negotiation strategies with buyers for your home and sellers of the home you want to purchase.  Chris is here to help guide your strategy.

Step 5

Paperwork.

Sign all paperwork regarding the listing of your home.

Step 6

Get your home ready to sell.

Make repairs. Make the front door inviting. Remove clutter. Organize closets and drawers. Chris will advise how to whip your home into shape and wow potential buyers for minimal cost.

Step 7

List and market your home.

List and market your home. Chris will install signage, lockbox, schedule a media shoot, including photos and video and will measure your property from top to bottom. Within 24-48 hours, advertising of your home will begin on real estate websites and social media platforms. Your home will have complete online exposure 24 hours a day, 7 days a week until it is sold.

Step 8

Monitor statistics.

Every Thursday, Chris will send you an update of how many views and visits your home’s listing has received on both MLS and YouTube. Doing so allows Chris to keep you informed every step of the way.  Chris will do this every week until your property is sold.

Step 9

Host open houses and viewings.

Home buyers can view pictures and videos of your home online, but letting them step inside helps them experience what it’s like to live there.  The more people that view your property, the better.  Chris will create a schedule that works with you and give your home the opportunity to be shown at its best.

Step 10

Receive and negotiate offers.

As a Realtor, Chris is your professional negotiator.  He will devise a strategy to get the most value for your home when offers come in from buyers.  He will present options, provide advice, handle the back and forth negotiations, and represent your best interests to get you an offer that you’re happy with.

Step 11

Paperwork.

Once an accepted offer is in place, all documentation needs to be sent to your lawyer.  Chris will immediately do this for you to ensure that all deadlines are met.  He will copy you on all communication.

Step 12

Buyer’s Conditions.

Chris will immediately send all supporting documentation referenced in the accepted offer to the buyer’s Realtor, ensure the buyer’s deposit is paid on time and confirm the buyer’s inspections.  Chris will communicate all details to you every step of the way. Once all the buyer’s conditions have been satisfied, your accepted offer becomes firm.

Step 13

Prepare for closing.

Chris communicates to your lawyer that the agreement is now firm. He provides instruction for them to contact you to begin closing preparations.

Step 14

Paperwork.

You will meet with your lawyer to sign all legal paperwork. Chris is here to answer any questions you may have.

Step 15

Closing Date.

Chris will contact you within one week prior to the closing date to schedule the buyer’s pre-closing walk-through.  This is typically done the morning of the closing date. Once the pre-closing walk-through is complete, the buyer will instruct their lawyer to release the funds.  And once they have, you will receive your money and your home is now closed.
